How will a Property Manager help me and my investment property?

Step One - Promoting your property's potential
We will:
- place 'For Lease' boards at the property
- distribute promotional flyers and other advertising materials in the local area
- notify relocation agencies, universities etc. when your property is available for lease
- use flags and pointer boards at our Open For Inspections
- ensure the property looks great at every house inspection
- remain onsite at all property inspection times; keys are NEVER handed to a prospective tenant to show themselves through
Step Two - Finding fabulous tenants
We will:
- take contact details to follow up with EVERYONE who inspects your investment property
- refer to our extensive database of interviewed prospective tenants
- consult you throughout the selection process
- thoroughly screen prospective tenants, checking histories through the National Tenancy Database
- video your property for extra peace of mind as part of the condition report
- prepare and lodge lease agreements, condition reports and bond authorities and any other documents required under Government legislation
- brief tenant and owner on their legal rights and duties
Step Three - Keeping it all on track
We will:
- inspect the property regularly to ensure it's being looked after
- manage building maintenance calls and requests whenever needed
- pay rates, insurance premiums, body corporate fees and other outgoings on your behalf
- provide full financial records at end of year
- negotiate and administer rent and lease reviews
- establish and maintain property and rental records
- confirm completion of works and pay accounts
- monitor rental arrears as required; act with reminder phone calls, arrears letters and personal visits as required
- represent you at statutory tribunal hearings or Body Corporate meetings if necessary
- arrange Landlords insurance cover and oversee insurance claims if necessary
- advise of current property values, rental market appraisals and any improvements
